Almost every plumbing problem in Bayswater starts in the same place: the building was not designed to be what it now is. These are Victorian stucco terraces built as single houses, each with one kitchen, one bathroom if that, and a single line of drainage. Most have since been divided into four, five, six flats — sometimes more, sometimes twice, by different people, decades apart. Is there a valve, does it actually turn, and does it actually hold — because a valve that closes and still passes is worse than no valve, since it convinces you it is safe to cut. Mixed materials also produce the classic W2 symptom set: water hammer when a washing machine valve closes, because a long unclipped run has nothing restraining it; pinholes in old copper; and joints that fail not because of pressure but because they were made in the 1980s inside a wall and have been quietly weeping ever since.

Communal stacks: your problem, or not yours at all

The soil and waste stacks in these houses are frequently the original arrangement, patched. They take everything from everyone, and after a century plus multiple conversions they are undersized, badly vented, or partly obstructed. The symptoms are famously misleading, because they appear in the wrong flat:

  • A gurgle in your bath when the flat above empties a sink — usually a venting problem in the stack, not your bath.
  • A smell that comes and goes with the weather — often a dry or defective trap, sometimes a stack vent issue.
  • A drain that clears for a fortnight then blocks again — a partial obstruction downstream, not in your branch.
  • A damp patch appearing two floors below the fault — water tracks along joists and shows up wherever it can.

The important point here is commercial, not technical. If the fault is in the communal stack or the shared drainage, it is typically the freeholder's or managing agent's responsibility, not yours, and paying a plumber to fix it privately means paying for something you may be entitled to have done. The right first step is a proper diagnosis with evidence — where the fault is, what it is doing, and to whom it belongs — reported to the agent. Requirements vary considerably between leases, so check yours rather than assuming.
