Most electrical demand in St John's Wood is not about failure. It is about load. The houses here have grown — a basement converted, a loft turned into bedrooms, a kitchen rebuilt with induction and three ovens, a garden room added, a car charger wanted, a gate motor, a pool or plant enclosure, lighting through the garden, cameras on the boundary, plus air conditioning and a media system that expects clean, uninterrupted power. Very little of that existed when the house was wired. Start at the supply, not at the socket

When someone in NW8 asks for "a couple of extra circuits", the honest first question is whether the head, the meter tails and the main protective bonding can support what is already connected, let alone what is being added. Flat boards in the older blocks are frequently sited in a hall cupboard, behind a coat rail, next to the meter, or in a communal cupboard on the landing. Conservation area and listed constraints

  • Power off can reach beyond your flat. If the isolation point is in a communal cupboard, it needs arranging with the porter or agent rather than flicking a switch.
  • Dust discipline matters. Chasing solid walls in a block is dusty work in a building where the corridor is somebody's front hall. Containment and daily clearance are part of the job.
  • Consent is likely for alterations. Most leases require freeholder or managing-agent consent — often a licence to alter — for anything beyond like-for-like work. Requirements differ between leases, and freeholds in this area sit with a range of owners including large estates, so read your lease rather than relying on a rule of thumb.
